Real Estate Statistics: January 2025

The January 2025 real estate statistics confirm a 4 month uptrend is developing for sales and home prices as we enter the new year! The 41% increase in sales is matched by 24% more active listings on the market which means it remains a buyer’s market in the Central Okanagan. In summary

-Detached Homes saw 110 sales, 1,057 active listings, and an average price of $1,030,600.
-Condos saw just 63 sales, 627 active listings, and an average price of $517,100.
-Townhomes saw 38 sales, 340 active listings, and an average price of $742,900.

It is important to note these stats are a year over year comparison meaning January 2025 is compared to January 2024 – a slow point in the market with peak interest rates. Despite this, t appears demand is starting to return with a decrease in interest rates with prices up month over month compared to December 2024. We anticipate this trend will continue through spring pending the economic uncertainty of potential trade war outcomes.
