
Real Estate Statistics: February 2025
The Februrary 2025 real estate statistics indicate our 4 month uptrend could be slowing down as we enter the second month of the year. The 16.2% increase in sales is matched by 21.2% more active listings on the market which means it remains a buyer’s market in the Central Okanagan. In summary
-Detached Homes saw 122 sales, 1,156 active listings, and an average price of $1,036,900.
-Condos saw just 78 sales, 699 active listings, and an average price of $513,400.
-Townhomes saw 47 sales, 392 active listings, and an average price of $730,100.
It is important to note these stats are a year over year comparison meaning February 2025 is compared to February 2024 – a slow point in the market with peak interest rates. Despite this, t appears demand is starting to return with a decrease in interest rates with prices up month over month compared to January 2025. We anticipate this trend will continue through spring pending the economic uncertainty of potential trade war outcomes.
