    Prepare for Moving:
Once we have a firm deal we will send all relevant paperwork to your lawyer/notary and put them in touch with the Sellers lawyer. In the meantime, you will need to arrange the following. We can assist with recommending names of service providers.

Line up movers and any storage required in between moves.

Arrange insurance for your new property according to the adjustment dates

Arrange for new telephone, cable, internet and utility services such as gas and electric for the new home

Arrange for landscaping, house cleaning, and pest control for new home

Arrange for alarm system to be switched to new location, if necessary

Is your propane tank, geothermal system leased? Notify the company if the new purchaser(s) will take over the lease. Same for your new home.

When moving out of town, ask a friend or relative to receive your mail for a 3 month period and set up with Canada Post booking in movers.

We are ready to assist you should an unforeseen glitch pop up, even at this last stage. Something at the property breaks down, or some other minor detail – no need to worry. We have encountered these problems before so we know how to handle them efficiently and in a stress-free manner.

    Completion Date:

The Contract of Purchase and Sale, which you signed, will state the completion date for the transaction. On that day, legal ownership will transfer from the previous owner to you in exchange for the purchase price of the home. Your lawyer or Notary will also help you ensure:

  • Property Transfer Tax Return is prepared
  • Ensuring that the seller’s old mortgage has been properly discharged (if required).
  • Ensuring that your new mortgage (if applicable) is appropriately registered.
  • Confirming that all payments for which the seller is responsible have been made.
  • Arranging for you to sign the transfer documents.
  • Preparing a Statement of Adjustments outlining all monies owed by you and the funds you will need to complete the transaction.
  • Delivering the final amount due to the seller and ensuring you are registered as the owner in the Land Title and Survey Authority Office.
  • Your lawyer will have you in to sign paperwork a few days in advance to the Completion Date.

    Possession Date:

The BIG DAY IS HERE! We will obtain all keys from the Seller and meet you at the property during the specified Possession time in the Contract to do a property walk through and hand over keys! Congratulations!
